How do you determine value?
Similar to traditional commercial real estate transactions, in order to determine an acquisition’s value we start by evaluating the credit quality of the tenant, the type of property structure we are acquiring (tower, rooftop, steeple, water tank, etc.) and the site’s geographic location. We also review the quality of the lease we will be acquiring and its existing terms. Finally, we consider how the acquired site will fit into our current portfolio mix.
How do you Market?
In most cases, when carriers look for a new site location, they target a very small geographic area (typically referred to as a “Search Ring”). In urban locations, this ring can be as small as a city block. Within each ring, the wireless carrier will usually require a minimum of 3 properties to be considered before selecting the final location. Each of these candidates will go through extensive reviews, including RE Leasing, RF design, Construction and Zoning. This is a critical stage in the ultimate site selection.

How long does it take to close a transaction?
In exceptional situations, we have closed transactions within 30-45 days. However, transactions typically take 60-120 days.
